Renovation budgets tighten as build prices rise

Renovation budgets tighten as build prices rise

With construction costs rising again, the renovate-versus-upsize question is back in focus, particularly in suburbs such as Mosman, Cremorne, Cremorne Point and Neutral Bay, where land is tightly held and redevelopment is rarely straightforward.

New data from Cotality’s Cordell Construction Cost Index shows national construction costs increased 1.0% in the December 2025 quarter, the strongest quarterly lift of the year.

Earlier quarters recorded more moderate rises of 0.4% to 0.6%. Annual growth now sits at 2.5% – well below the pre-COVID decade average of 4.7% and the lowest annual increase since 2002 – yet the latest figures indicate short-term momentum is returning to the building sector.

What the latest cost data means locally

In Mosman and across the lower north shore, renovation projects are rarely simple.

Many involve structural reconfiguration, heritage constraints, architectural design and high specification finishes. In that context, even modest increases in labour or material costs can materially affect the overall budget.

The December quarter rise was partly attributed to higher structural timber prices and wage adjustments. For projects that rely on skilled trades and premium materials, this may translate into higher quotes in the months ahead.

Renovating can still stack up financially, particularly in areas where strong underlying land values support further investment. However, detailed cost planning and realistic contingencies are critical, especially for major extensions or knockdown rebuilds.

Renovate or move? Weighing certainty against flexibility

Upsizing involves a different calculation. Buying an established home offers greater cost certainty and immediate lifestyle benefits, without the delays of a build or the risk of further construction cost increases. In return, you are accepting today’s market price for that certainty.

The right choice ultimately depends on the specifics of your property, your long-term plans and the availability of suitable homes in your preferred area. Weighing both options against current construction costs can help bring the financial trade-offs into clearer focus.
